Job Summary

Position: Quantity Surveyor – Site Operations

Location: Lagos

Work Arrangement: Hybrid – 3 days per week

Salary: ₦200,000 monthly

About the Role
XLHomes Realty Limited is seeking a competent and detail-oriented Quantity Surveyor to join our team. The successful candidate will be responsible for quantity surveying activities across our construction and development projects, with a strong focus on site work, cost control, measurements, material quantities, and project monitoring.

Key Responsibilities
* Conduct accurate measurement and quantification of construction works and materials.
* Prepare Bills of Quantities (BOQs), cost estimates, and project budgets.
* Monitor project costs and ensure expenditure remains within approved budgets.
* Carry out site measurements and valuations of completed works.
* Review contractors’ quotations, invoices, payment applications, and variations.
* Assist in preparing interim valuations and final accounts.
* Monitor material usage and identify areas of wastage or cost overruns.
* Liaise with contractors, consultants, site engineers, architects, and other project stakeholders.
* Conduct regular site inspections to verify the progress and quality of works against approved specifications.
* Track project progress and provide accurate cost and quantity reports to management.
* Review and assess variations, additional works, and change orders.
* Support procurement by obtaining and comparing material and contractor quotations.
* Maintain proper documentation and records of project costs, measurements, and valuations.
* Provide cost-saving recommendations without compromising project quality.
* Perform other quantity surveying and site-related duties as assigned by management.

Qualifications & Requirements
* Bachelor’s degree/HND in Quantity Surveying or a related field.
* Minimum of 2–4 years’ relevant experience, preferably in construction, real estate development, or property projects.
* Strong practical experience with site measurement and quantity take-offs.
* Good knowledge of BOQ preparation, cost estimation, valuation, and cost control.
* Ability to read and interpret architectural, structural, and MEP drawings.
* Good knowledge of construction materials, methods, and processes.
* Proficiency in Microsoft Excel and relevant quantity surveying software.
* Strong analytical, numerical, and problem-solving skills.
* Excellent attention to detail and accuracy.
* Good communication and negotiation skills.
* Ability to work effectively with contractors and site teams.
* Ability to work independently and meet deadlines.
* Professional certification/membership with NIQS will be an added advantage.
